Seller Concessions Reach a New US Peak

Seller concessions have reached a notable milestone: in the rolling three-month period ending mid-Q3, approximately 45% of U.S. home sales included some form of seller concession—the highest share for this time frame since at least 2020. This marks a shift from around 43% a year ago, highlighting how increased inventory and a less competitive landscape have subtly tipped the balance in favor of buyers. Concessions come in various forms, including assistance with repairs, closing costs, or even mortgage-rate buydowns, offering buyers several options to make the purchase more affordable beyond just a price cut. It’s striking to see how sellers are now competing by offering closing-cost credits and rate buydowns, not just trimming prices, creating more nuanced and flexible negotiations. Nationally, about 16% of homes sold in mid-Q3 featured both a price reduction and a concession, further reducing barriers for buyers. Having navigated complex negotiations in finance and now in real estate, I see these evolving strategies as a chance to create win-win scenarios for both buyers and sellers, especially in a market that continues to demand creativity and adaptability.
