  • August Property Prices See Fastest Annual Growth Rate in a Year

August Property Prices See Fastest Annual Growth Rate in a Year

August brought a noteworthy shift in the housing market, with residential property values climbing 0.25% month-over-month and 3.7% year-over-year—the fastest annual growth rate we’ve seen in the past twelve months. Among the country's largest metro areas, half experienced gains, with St. Louis and San Francisco leading the way, while Texas and Seattle saw some declines. Drawing on my background in international finance and my experience navigating complex markets, I always keep a close eye on these nuanced shifts, as they can offer both challenges and opportunities for buyers and sellers alike. My approach is rooted in careful analysis and integrity—qualities that serve my clients well when interpreting these evolving trends.

  • Seller Concessions Reach a New US Peak

Seller concessions have reached a notable milestone: in the rolling three-month period ending mid-Q3, approximately 45% of U.S. home sales included some form of seller concession—the highest share for this time frame since at least 2020. This marks a shift from around 43% a year ago, highlighting how increased inventory and a less competitive landscape have subtly tipped the balance in favor of buyers. Concessions come in various forms, including assistance with repairs, closing costs, or even mortgage-rate buydowns, offering buyers several options to make the purchase more affordable beyond just a price cut. It’s striking to see how sellers are now competing by offering closing-cost credits and rate buydowns, not just trimming prices, creating more nuanced and flexible negotiations. Nationally, about 16% of homes sold in mid-Q3 featured both a price reduction and a concession, further reducing barriers for buyers. Having navigated complex negotiations in finance and now in real estate, I see these evolving strategies as a chance to create win-win scenarios for both buyers and sellers, especially in a market that continues to demand creativity and adaptability.

  • United States Homebuyer Affordability Outlook

Navigating the current landscape of homebuyer affordability in the United States requires a careful look at three main factors: mortgage rates, income growth, and the pace of home-price increases. No single element provides the full picture—sustained relief for buyers depends on the relationship between these moving parts. The payment-to-income ratio remains central to this assessment, reflecting how changes in loan size, interest rates, or personal earnings can either open doors or tighten budgets for buyers. When payment obligations outpace income—due to higher rates, larger mortgages, or slower wage growth—affordability inevitably suffers. For those considering their next move, keeping an eye on mortgage rates, earnings trends, and signs of cooling home prices is key. Drawing from my background in both finance and real estate, I approach these shifts with the same diligence I brought to guiding teams through complex global markets—always focused on clarity and your best interests.

  • Mortgage Rates Aren’t Backing Down Yet

Mortgage rates remain stubbornly high, hovering near 7% as we approach year-end. For many of you looking to buy, sell, or refinance, this means affordability continues to be a challenge—unless we see inflation cool off enough to shift the Fed’s direction. My background in international finance keeps me attuned to the signals: persistent inflation, the possibility of another Fed rate hike, and wider mortgage-backed securities spreads are all factors keeping borrowing costs elevated. A meaningful drop in rates would require clear progress on inflation, calmer long-term yields, and more favorable signals from the Fed and the MBS market. For now, today’s rates are the baseline for any planning. If the landscape shifts, consider that a welcome bonus. Navigating these complexities takes both perspective and experience—a combination I bring from years in global finance and now, residential real estate.
