The latest data reveals that U.S. homeownership affordability has dropped to its lowest level in 21 years. As someone who navigated both international finance and now residential real estate, I’ve seen how macroeconomic shifts can reshape local markets—and right now, the pressures are undeniable. Mortgage rates are hovering near 7%, and a pronounced lack of housing supply continues to keep both rents and home prices elevated, making it increasingly difficult for families to bridge the gap between income and housing costs.
A mix of restrictive zoning, complex regulations, and years of underbuilding—especially after the subprime crisis—has left us with a persistent shortage. Add to that the rising costs of construction materials and you have an environment where affordability feels just out of reach for many. The so-called ‘lock-in effect’ also means many homeowners are holding onto their lower-rate mortgages, further constricting inventory.
While policymakers anticipate more tightening, there are strategies for buyers to consider. As a real estate advisor who values diplomacy and problem-solving, I encourage clients to look beyond interest rates and focus on negotiating purchase prices where possible. Even in a challenging market, thoughtful negotiation can make a real difference.
