South Carolina’s housing market continues its dynamic pace into 2026, with median home prices rising 2.8% to $359,873. Sales volume is also up 3.6%, while the typical home is now on the market for 77 days. Interestingly, the percentage of properties selling above list price has declined, and price reductions have nearly doubled—a sign of evolving buyer and seller expectations. Coastal regions, in particular, are experiencing the most notable price gains. Having spent years navigating international finance and now working directly with clients in both Massachusetts and South Carolina, I see how these nuanced shifts shape real decisions for buyers and sellers. Staying informed and adaptable is key to making the right move in this fast-changing market.
