Fast forward to 2025, and 1 in 4 new homes sold now measures under 1,800 square feet\u2014a significant rise from about 1 in 6 a decade ago. Meanwhile, the share of larger homes (3,000 sq-ft or more) has declined from roughly 1 in 3 to 1 in 5. Builders are responding to increased land, labor, and material costs by offering smaller designs, a move that helps keep homes financially accessible, especially with mortgage rates hovering between 6% and 7%. For buyers watching their budgets or stepping into homeownership for the first time, these smaller homes can ease the burden of down payments and monthly expenses. However, it\u2019s worth noting that a higher price per square foot means affordability challenges persist.
